This offer is limited to the purchase or sale of single family residence (house or condominium) in one of the above listed towns that is under contract by 30 January 2010 and that closes by 30 March 2010. New construction, bank owned (REOs) and short sales are specifically excluded from this offer. Nor does this offer apply to co-ops. If you are buying or selling a co-op please phone or email for amount of attorney fees.

Depending on when I enter a residential real estate transaction, as your real estate attorney I will typically: i.) Review the terms of the sale contract in light of his/her client?s interests; ii.) Negotiate any post-contract issues (e.g., buyer?s inspection, post-closing possession, etc.); iii.) For a buyer, counsel his/her client regarding mortgage issues; iv.) For a seller, prepare all necessary closing documents; and v.) Attend the closing with or on behalf of the client. Edward Balcsik provides experienced, client-focused representation at competitive, all-inclusive, flat-rate fees: $375 for sellers, $375 for buyers of a single family home or condo in my service area. New Construction is extra. The flat fee covers from contract review to the earlier of closing, or if the contract is terminated prior to closing the earlier of the return of the earnest money, the exercise of a contingency designed to terminate the contract, or the filing of suit in connection with the earnest money.
 

Radon Disclosure

Effective 1 January 2008 the sale of a house or condo unit is subject to another disclosure reuirement. Sellers now must give a Radon Disclosure.
